Cardiff Houseshare
The price of the room depends on the property location, property facilities, room size and position within the house. All rooms are offered on a Single Occupancy Basis only. As a guide:
- Small Double Rooms – £485 – £510 per month
- Medium Double Rooms – £520 – £585 per month
- Large Double Rooms – £585 – £635 per month
- Ensuite Double Rooms – £645 – £725 per month
All prices are inclusive of gas, electricity, water and council tax. We also provide a complementary Wifi, weekly cleaner for communal areas and garden maintenance.
Bristol Houseshare
The price of the room depends on the property location, property facilities, room size and position within the house. All rooms are offered on a Single Occupancy Basis only. As a guide:
- Single Rooms – £515 – £525 per month
- Small Double Rooms – £530 – £580 per month
- Medium Double Rooms – £590 – £640 per month
- Large Double Rooms – £640 – £750 per month
- Ensuite Double Rooms – £705 – £900 per month

Deposits
You pay a deposit equal to the equivalent of one month’s rent which is then registered with the Deposit Protection Service and is administered in accordance with their terms and conditions. Deposits must be paid in advance of moving into a room and must be in cleared funds if you wish to move in quickly.
Contracts
If you are renting a room in one of our properties in Bristol we will issue you with an Assured Shorthold Tenancy (AST) which is a standard document for renting rooms and properties. Our initial tenancy duration lasts for 6 months (to keep a steady household). After this the contract will roll on to a periodic (month by month) basis giving sharers flexibility when needing to move.
If you are renting a room in one of our Cardiff properties we will issue you with an Occupation Contract. Our initial Occupation Contract lasts 6 months (to keep a steady household). After this the contract will roll on to a periodic (month by month) basis giving sharers flexibility when needing to move.

Check In

Other Fees
In some properties there are washing machines and tumble dryers which require a small amount of money when used to encourage sensible usage.
Referencing
We will require:
1. Employers Reference
2. Previous Landlord Reference (if applicable)
3. Copy of 3 months Bank Statements
4. Confirmation that you have no CCJ’s
In Bristol we need to complete a Right to Rent Check which means we will need to see:
1. UK Citizens – Your original Passport
2. Outside UK – Your Original Passport and VISA to show you have the right to live and work in the UK (share code or other depending on your circumstances)
Smoking
To maintain a clean and safe environment our houses are non – smoking and non – vaping. Sharers who smoke / vape are welcome, but smoking / vaping is only allowed outside the house and cigarette bins are provided in our gardens.
